This year has flown by. It has been full of big projects, spread across Florida. From helping a client find and purchase a home in Miami, to helping a client find and buy a commercial property in Sebring, FL, mixed in with listing and selling a property at The Club at St Lucie West, and all with a sprinkling of listing and selling a property in Ocala, FL.
I am going to have some good mileage deductions, come tax-time! 🙂
With all the driving and busy-ness, I fell behind on my intentions for this web site. I am adjusting slightly:
First and foremost, when I accept a listing of a property for sale, I build the listing out with great care and in great detail, with my graphics, and personally-authored text, into the Multiple Listing Service. From there, I syndicate each one to Realtor.com, & to Zillow, & to Homes.com, & to Trulia, …..virtually to all of the major public real estate shopping websites. (They do not pay me.) At that point, all of my photography, and my inspired (I hope) writing, and my research of specifications, permits, and any restrictions, etc, etc, all re the client’s property, are now immediately visible to all property shoppers around the globe, on each of the major shopping sites.
This is what actually sells a property; performing the MLS presentation accurately, thoroughly, and elegantly. This is the presentation that EVERYONE sees. FYI, in my opinion, Homes.com is the current leader in accurately transcribing my complete work.
Then for some icing on the cake, I am buying a domain name, i.e. a dot-com, specific to the property, and I put that dot-com on any signage and advertising. I build a web page for that dot-com. Once the property sells, I am not keeping that individual dot-com name.
This is to explain that you may or may not see my past-sold listings remaining here on my site. For example, you may notice on here the photo of the yard-sign, with the “rider” that says OdonnellLane.com. After that property sold, I did not renew that domain name or keep that extra page.
Just catching anyone up, if you are coming here looking for new listings. It is actually best to look at the major shopping sites that are directly paired with MLS. But if you see one of my temporary web pages, go for it too!
This site will continue to have as much location and nature content as I can give it! Maybe even the obligatory pet photo?! 🙂 (ps they are not my pets, but I love’em)
One more update to be aware of. This year, there was a major change in the way that Realtors work and get paid, as mandated by the US government’s judicial branches. If you are unaware, I suggest a search on:
NAR-DOJ settlement 2024 (may not yet be absolutely final)
 I think the changes are a good thing. I think it will save today’s educated and internet-armed consumers (buyers and sellers) money and unnecessary leg-work, and I look forward to offering extremely competitively priced full service and experienced guidance.
